A misrepresented open porch being marketed as a garage. I led the feasibility, design, permitting, and execution to unlock the property's full market potential.

The Challenge

Despite a high-quality interior remodel, the property lacked a true garage, making it unappealing to buyers in this price range. This single design flaw stalled the sale for months, impacting holding costs and investor returns.

My Approach

  • Conducted feasibility study and recommended a cost-effective porch enclosure to meet market expectations.

  • Initiated architectural drawings myself to accelerate the process, which were then reviewed and signed off by Registered architect.

  • Handled permit submission and approval — streamlining what would have been a multi-week delay.

  • Coordinated with GC and garage door supplier to initiate construction within one week.

  • Managed site execution, scheduling, and quality — ensuring a fast turnaround aligned with buyer needs.

Result & Reflection

By identifying a clear market barrier and acting fast, I turned around a stagnant listing that had sat unsold for over 150 days. I led the feasibility analysis, created architectural drawings to speed up permitting, and managed the entire construction process — all within a tight 45-day window. The property sold for $1.25 million before construction was even complete. This project reinforced how design insight, speed, and execution can unlock real value — especially when you're willing to lead from both the drawing board and the job site.
